What People Should Remember Before Hiring a Roofer Tags: roofing contractor repair

Roofing materials range from standard asphalt shingles to more ''luxurious” materials, such as wood and slate. It is important to hire an Arvada Roofing Contractor who specializes in the type of roof being installed or repaired. Not doing so could result in tens of thousands in damages or more.

Questions to ask oneself

Decide what type of roof is needed. Are you looking for asphalt or wood shingles? Or is the home’s style suited more toward slate? This decision will depend largely on the style of the home and owner’s budget.

Consult with professionals

Consult with several Arvada Roofing contractors. Ask the builder, as well as friends and neighbors, for recommendations. If you are having difficulty locating contractors, try contacting a local builder’s association to see if they can suggest someone.

Quotes are a must

Get contractors out to the site and make sure they quote prices on the project at hand. Provide access to the property and ensure that all contractors are bidding on the same type of roof (such as a specific grade of asphalt shingles). Make sure the Arvada roofers are including the removal of old roofing material in their offers. (Note that it is not always necessary to remove the existing roof when installing a new one.)

Experience should never be ignored

Make sure that each roofer has experience with the type of roof that will be installed. Most roofers have experience in placing asphalt-pebbles, but wood and fiber cement are considered specialties. If you are installing an expensive wood or slate roof, you will want a contractor who has experience in this area. Ask to see the images of the previous projects.

Ask for references and check them out. Are the previous clients happy with the work that was done for them? Execute a work contract that details the total cost of the project, payment schedule, the materials to be used, and the start and end dates. Try to minimize the deposit paid to the contractor before the start of the work or delivery of materials.

Tips and warnings

A roofing “square” covers 100 square feet of surface. Labor costs are also a price per square, in general. Asphalt shingles are the most common roofing material and are available in many grades, with guarantees of up to 40 years.

Wooden tiles cost two or three times more than asphalt. Fiber cement is by far the most expensive but it is the most durable. Most slate roofs are made from a fabricated material, but real slate materials are still used at the upper end of the market.
